BuildScape Landscaping and General Construction serves Vancouver, Southlands, East Vancouver, West Vancouver, Richmond, Coquitlam, New Westminster, Steveston and Burnaby. I am willing to travel to other areas including the Sunshine Coast and Sea to Sky Hwy but accommodation must be provided or the daily rates will be higher due to travelling costs.

Garden construction Garden wall construction Small concreting and foundation work jobs Yard tidy-ups Renovations Please note: I do not carry out electrical work, gas, plumbing, framing or roofing because I am not trained, qualified or insured in Canada to do it! However, if you have a job and are wondering if I can do it, please ask! Example estimated rates: • Apartment painting 500sqft - $1200 plus materials. • Fencing 10 Cedar Panel 6ft w/Posts, fully installed $2500. • Hedge Trimming - average of $300 per day. • Yard tidy ups - from $300 including rubbish removal. • 500sq ft condo laminate flooring - $2000 plus materials. • Pressure washing w/detergents $250 half day 4 hours. • Exterior house painting by roller including wood work prep and paint average two storey home $5000. • Concrete 4” deep 10 x10 shed base $1200 incl. excavation. These are examples based on work i’ve done in 2018

General Labour Only Rates: Minimum charge of $120 for ANY job even if it takes less than 4 hours. Half a day (4 hours) $120 Full day $200 (7.5 hours working time - 8 hrs on site) Downtown Vancouver $260 per day / $150 half day and minimum for any job (even if less than half day). This increase is largely due to parking rates and extended days getting through traffic! Parking must be available on or near site. SURREY, DELTA, LANGLEY, $300 PER DAY If there are larger projects, the above rates are a guide of what will be incorporated into fixed priced jobs, but may be higher due to a higher level of planning and hidden expenses. About Me: HI Folks, I’m Richard! I’m fairly new to Canada and started the first year of BuildScape in 2018 and had a successsful year! I thank all of those first customers for their business! I am a professional inventor and products entrepreneur and my own products in the construction industry have sold worldwide and have become market leading products and brands. I’ve been in the construction business for over 20 years in the UK. Having moved to Canada, i’m now offering my services again to clients around the Greater Vancouver, lower mainland and Sunshine Coast regions. I have a good work ethic and have carried out over 1000 jobs in the UK with work featured on TV and with a good start in BC last year - as seen in the pics on this site. I try to do every job as best as I can and do not take on a dozen jobs at once - if i’m on your job, that means i’m on YOUR job. I have had decades of experience and have had the benefit of learning from other tradesmen that I employed over the years.. I apologise for this simple website that is basic, but all the info is here, anything else please ask!

How My Business Operates: Some T’s & C’s: My business is registered and set up in the proper way and if anyone wants ‘cash jobs’ I will gladly accept cash as a form of payment, but you will be given a receipt and all jobs will be accounted for. Rates outlined DO NOT include: 1. Materials. 2. Hire/Rental costs of heavy equipment or special equipment that I don’t have myself. 3. Rubbish removal or dump fees. 4. Any permit fees or licensing needed for your job. 5. Water and Power - to be provided by client at the client’s cost. Special Terms and Conditions per Job Depending on the variety of work, there may be special terms and conditions that will be outlined in the quote. Client Variation to Contract: If your job begins and then you change your mind or change the Scope of Works to effectively make it a different job, I reserve the right to requote or add on additional costs; but I will notify you if that happens. The best thing is: once a job, price and plan has been agreed, then stick to it! Fixed Price Work: Preferred I build in a contingency to allow for unforseen works that increase the price on the larger jobs if any arise. I prefer to do fixed price work, providing you with a quote, and setting out a deposit and payment schedule so that you know what you’re paying for and I know what budget i’m working with. On any job there are many additional hours of work such as planning, organizing, buying materials and ensuring every job runs smoothly. This time and planning is reflected in the price.

Methods of Payment: 1. Electronic bank transfer / Interac Transfer preferred (for Interac transfer please use email sales@buildscape.ca) 2. Cash, Paypal 3. Cheque (payable to ‘ Buildscape ’). Prior to Work Commencing: I will provide a quote for all jobs. I do not fund people’s jobs. A deposit will be required to cover any materials, or you can supply the materials yourself. On larger jobs, stage payments against progress and performance will be set out so that if any issues arise they can be dealt with at the time. I’ve had jobs where the client runs out of money half way through and therefore the ‘payments against performance’ way of contracting has worked well for me and my clients for almost 20 years, as well as my Canadian clients from 2018. Please ensure payments are made on time to avoid delays. Delays by the client will be charged at the daily rate plus any rental costs and fees incurred. Unforseen Additional Work Affecting Price Client will be notified if, as work progresses, the job turns out to be wildly different to that quoted or where additional work and costs couldn’t have reasonably been foreseen. Additional work will be quoted and charged at the advertised daily rates. I try to be as thorough as possible during quoting but occasionally this has happened. It’s the nature of the trade! Day Rates: Alternatively, I am happy to turn up for a daily rate and can give some estimation of how long the work will take but it is not a quote for a fixed price. I prefer to do fixed price work - see opposite. Day rates are labour and skill only.
